Real Estate Investors Alert - Westen North CarolinaPublished: 11-30-1999 The next boom market with hyper appreciation is Western North Carolina . Wealthy Floridians and baby boomers nationwide are buying second homes or lots for future second homes and retiring in the Great Smoky and Blue Ridge mountains of Western North Carolina . Prices of mountain lots are skyrocketing. There is a narrow window of time for real estate investors to snap up a lot and capture the appreciation. We have lined up very limited inventory and special terms that make investing a no-brainer. We have secured a choice release of home sites (lots) that range from 1-5 acres from the $500M company developing the best land in the State. You can buy a custom home site in one of four upscale gated mountain communities at Phase I investor pricing. Bank of America, for the first time in their history, has agreed to finance 90-95% of the purchase price on approved credit (>620 FICO). That is extremely aggressive for a land play. Lots range from $100s – over $500k. You can purchase a $200,000 lot for $10,000 down. But the best part is we have made a special limited-time arrangement with the seller to open an escrow account in your name at closing with an amount of cash equal to 15% of the purchase price . This account will pay your mortgage for over 2 years. No out of pocket for over 2 years ! Thus, it's like getting a 15% discount on the lot (or 110% financing , however you look at it)! It's like a pre-construction play…on land …which is extremely rare. If you sell your lot prior to the exhaustion of the funds, the balance is transferred to you. This is a pre-development opportunity by a real developer. You don't have to build. During the next year or so, the roads will be paved, gatehouses built, club houses and amenities completed. The seller then will have a grand opening. Getting in now secures appreciation attributable to the infrastructure development, decreasing supply of prime land, and natural appreciation of the market. The developer spends $2M each year on advertising. They will sell your lot for you when you want to sell. Everyone that bought in a year ago in their first community through this program is already up at least $100,000…and those are actual re-sales to end buyers. It's not too late for you to get in, but the time is now. We have exclusive inventory in four mountain communities. Each is different, all are upscale. Some are within 2 hours of Atlanta , others have resort amenities, and others border National Parks. Bottom line: all are great.
